Coverage characteristics

Registered banks provide data on new residential mortgage lending commitments during a reference month with a breakdown by loan-to-valuation ratio (LVR) and purpose. Purpose categories include top ups, property purchases, changes in loan provider, and other commitments.

Provision of information about revisions and advance notice of major changes in methodology

Provisional data are italicised. Data are deemed provisional when a series is under review. New data, or revised data, are in bold font. This applies to the summary table only and not Excel files. We generally publish revisions when we update and release the next table. Should we need to make revisions more promptly, we will post a special note on the website. We also post any major changes in methodology as a special note.

Lending ($ millions)

Total lending

Total value of monthly committed residential mortgage loans, which are finalised offers to customers to provide mortgage loans or to increase the loan value of an existing mortgage loan, as evidenced by the loan documents provided to the borrower.

Higher than 80% LVR lending

Monthly value of committed residential mortgage lending, where the loan-to-valuation ratio (LVR) is above 80%.

Less than or equal to 80% LVR lending

Monthly value of committed residential mortgage lending, where the loan-to-valuation ratio (LVR) is 80% or below.

Borrowers (number)

Total borrowers

Total number of monthly committed residential mortgage loans, which are finalised offers to customers to provide mortgage loans or to increase the loan value of an existing mortgage loan, as evidenced by the loan documents provided to the borrower.

NOTE: Borrower numbers by loan purpose will at times not reconcile with total borrower numbers. This is because multiple loan purposes can be reported for a single loan commitment.

Higher than 80% LVR borrowers

Monthly number of committed residential mortgage loans, where the loan-to-valuation ratio (LVR) is above 80%.

Less than or equal to 80% LVR borrowers

Monthly number of committed residential mortgage loans, where the loan-to-valuation ratio (LVR) is 80% or below.

Purpose

Top ups

Top ups are increases in lending (regardless of purpose) to an existing residential mortgage loan where the underlying security has not changed but may be revalued and/or additional security may be provided.

Property purchases

Residential mortgage loans taken out to purchase or build a property. This includes for example, first home buyers, other owner occupiers who purchase a second property and investors.

Changes in loan provider

Residential mortgage loans taken out to refinance an existing residential mortgage from another bank or non-bank lender, regardless of whether the value of the loan has changed during the transfer.

Other commitments

Residential mortgage commitments that do not meet the definitions for top-ups, property purchases, or changes in loan provider as described above.

Some examples of commitments that may fall into the other category include:

  • The use of an unencumbered property as security for a new loan, regardless of the loan purpose.
  • Instances where mortgage interest is capitalised (e.g. mortgage holidays).

All new commitments involving bridging finance, including both open and closed bridging finance, are reported under the “other” purpose category. This includes all multipurpose loans with a bridging component, even if bridging finance is not the predominant purpose of that loan.
