The 'housing stock' value (excluding chattels) illustrated includes all private sector residential dwellings - detached houses, flats and apartments, 'lifestyle blocks' (with a dwelling), detached houses converted to flats and 'home and income' properties - more than 1,450,000 as at December 2005. Farm and publicly-owned dwellings are not included. While changes in the imputed price of existing dwellings drive most of the increase in the housing stock value, the annual amount spent on new dwellings (including land) in 2007 is estimated by the Bank to have exceeded $15 billion.
